Policies
Rates vary during days of the week, special events and holidays.
- Rates include a complimentary breakfast for each guest every morning.
- Rates are based on up to 2 people per room.
- "Double Queen Room" can sleep up to 4 people. Rates are based on 2 people. There is an additional $50 per person, per night charge for extra guests.
- Add additional 14% state and local tax per night. Extra persons must be reserved prior to arrival.
- Check-in time is between 3 and 7 PM. Early check-in may be available, contact us directly. We offer luggage storage. Check-out time is 11 AM. We are not able to accommodate late check-outs, but we can hold your luggage until 5 PM.
Additional terms for The Barksdale House:
- While your reservation is booked, your credit card will be charged for one night’s room deposit.
- Cancellation must be made by 5 pm 7 days prior to the arrival date to receive a full refund. If a guest cancels within the 7 days prior to arrival, the guest will not receive a refund on the deposit. Similarly, if a guest attempts to cancel the day of the reservation, or fails to show altogether on the day of the reservation, this will be considered a no show and the entire cost of the vacation reservation will be charged to the guest. Furthermore, should a guest check in and depart early prior to their scheduled departure date, the entire cost of the vacation reservation will be charged. The cancellation policy on bookings through AirB&B will be as per the AirB&B cancellation policy.
- The balance is due upon check-in, and includes taxes and other fees (pet, parking, etc).
- For your protection: At check-in, we will require verification of the credit card that the reservation was charged to along with a photo ID of the credit card holder.
- We are a non-smoking facility. Smoking is only permitted in the parking area/courtyard. We ask that smokers refrain from smoking during breakfast in the courtyard.
- Children are welcome, but cannot exceed the max capacity for the room. Extra person fees apply.
- Minimum age for room rental is 21.
- Rates and specials are subject to change without notice.
- A damage deposit may be required at check-in.
- Service dogs are welcome. Emotional support dogs are considered pets. Please see Pet Policy below.
- Guests are responsible for any damaged or missing items and charges will be applied post check-out. Management reserves the right to deem charges.
- Guests understand that the property was built in 1778 and although efforts have been made for mitigating noise, the property is not sound-proof. Quiet Hours are from 9 PM to 9 AM.
- Guests are provided with a hard key. Failure to return the key at departure will result in a $50 lost key fee.
- Management reserves the right to refuse service to anyone at any point. Refunds will not be provided.
Pet Policy
Dogs and litter-trained cats are welcome! We do charge a one time, nonrefundable fee of $50 per pet, per day. Maximum two pets per room. Guests are responsible for any damages caused by their pet(s). Dogs may not be left unattended in rooms at any time. Emotional support dogs are considered pets and fees apply. Please advise us during the reservation process if you plan to bring a pet. There is a maximum weight restriction of 25 pounds per pet. A Pet Policy agreement must be signed electronically prior to check-in, or manually at check-in.
Hurricane Policy
We cannot be responsible for delays, interruptions, cancellations or inconveniences in your trip due to weather. However, if you have a confirmed reservation and you are due to arrive within 24 hours and an evacuation order (due to a hurricane warning) is issued you will receive a full refund or transfer of any deposits to a future reservation. If you have already arrived on the island and an evacuation order is issued you will receive a refund for the unused portion of your stay. Please note that in the event of a hurricane evacuation you must vacate if a order has been made. There are no exceptions.
Parking Policy
We do our best to accommodate parking for guests on-site. Please know that parking in Downtown Charleston is very limited and can be costly. Our parking is offered per night, on a first-come, first-serve basis. Our parking fee is $16/night. We cannot accommodate oversized vehicles! If your vehicle cannot fit in an average parking space, we are not able to offer parking. Please contact the City of Charleston for parking options and rates for oversized vehicles. This includes trailers, hitches, boats, U-hauls, etc. Guests assume all risk and responsibility by using the lot.
SMS and Text Messaging Policy
We use a guest messaging platform to communicate with you regarding your stay. By providing your phone number during the booking process, you consent to receive text messages from the property.
Purpose: Text messaging may be used to send check-in instructions, access information, room readiness updates, and to respond to your requests during your stay.
Opt-Out: You may opt out of receiving text messages at any time by replying STOP to any message you receive. You will receive a final confirmation message, after which no further SMS messages will be sent.
Help: If you experience issues or need assistance, you may reply HELP or contact the front desk directly.
Privacy of mobile data: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.
